Roodepoort – A Gold Mine of Potential

Roodepoort is one of Johannesburg’s most well-known districts located on the borderline of Johannesburg and the West Rand. It is popular for its red soil and growing residential area, and is partially dominated by light industrial areas and small businesses. It is also home to the famous Walter Sisulu National Botanical Garden.

Then and Now

Roodepoort became known back in 1884 when Fred Struben discovered the first payable gold in the area. He named the site Confidence Reef, a rocky outcrop in the centre of the district. At this time Roodepoort was comprised of nine farms, four of which were soon declared public diggings after the enticing discovery of gold.

Roodepoort has since evolved from something of a gold diggers’ shanty town into a popular urban area. It is predominantly residential, including many high-end residential estates, and has supporting urban amenities for an estimated population of 300 000 residents. In terms of entertainment Roodepoort certainly does not disappoint; the well-known Clearwater Mall is the main attraction with over 240 shops, restaurants and entertainment venues.  It vies for attention, however, with Silverstar Casino which boasts outdoor restaurants, a casino, movies, arcade games, bowling, barnyard entertainment and even a day spa!

The growing population in Roodepoort created the need for more residential development. This lead to many sectional title holdings being developed along Hendrik Potgieter Road.  Other suburbs in Roodepoort include Allen’s Nek, Helderkruin, Ruimsig, Featherbrooke, Willowbrook, Little Falls, Strubensvalley, Constantia Kloof, Florida and Weltevreden Park.

The Road to Eldorado

There are several main arterial routes in Roodepoort, such as 14th Avenue, Hendrik Potgieter Road, Christiaan de Wet Road and the N1. This convenient accessibility created high demand for commercial property in the area which lead to the spectacular development of Constantia Park situated on the highly visible corner of Hendrik Potgieter Road.

There are many examples of quality office parks in Roodepoort, which is home to some well established companies such as ABSA, Standard Bank, MTN, Prime Media, PSG Wealth, Afrisam and AON Insurance. It also welcomes a spectacular new development, Wellness Crossing, which commenced with its first phase March 2017. Wellness Crossing will be a multipurpose medical centre comprising of a day hospital, medical suites and wellness activities. The Nedbank Lakeview development in Constantia Kloof is well underway and has been under construction since June 2017.

Many development and investment opportunities have become available within the West Rand with vacant land measuring between 1ha – 60ha zoned for residential, commercial and retail development. Commercial properties in Ruimsig are selling for R1 500 000 and measure between 130m² to 600m².

Commercial rentals range between R105-R140 per m² depending on the grade, facilities, location and market demand. Available rentals range between 100m² to 3000m².
